Required Inspections

A rented property has to have a number of services/inspections completed to ensure that the property and items within it are in safe working order. Some of these services need to be completed annually, others will last a number of years. Below I have listed the services that are required for an unfurnished property, and the duration that each service lasts. 

I am happy to organise these inspections on your behalf. I can either arrange them with your favoured contractor, in which case the costs will be their charge for the service/inspection. Or if you prefer I can use my list of trusted contractors. 

• Gas Safety Certificate- Valid for 1 year.

• Fire alarm/carbon monoxide Testing- This needs to be completed at the start of each new tenancy.    

• Electrical Inspection Condition Report (EICR)- Valid for 5 years    

• Energy Performance Certificate (EPC)- Valid for 10 years.

• PAT Testing- Currently not legally required in unfurnished property, but good practice.

All contractors used will be checked for their insurance and memberships to the appropriate regulating bodies. EG/ gas engineers will be checked against the gas safe register.
