The fully managed service includes the following:
An initial consultation with yourself to get to know about you as a landlord, your preferences, and the property.
A complete rental valuation of your property.
A professional inventory (and condition report if required).
I will make contact and introduce myself to your tenants; I will of course give them business cards to ensure that they have my details.
Finding Tenants:
I will manage all photos and descriptions for marketing purposes.
I will handle all inquiries and complete viewings at the property.
I will be the connection between you and the Tenants for any price negotiations and offers.
I will acquire references for tenants once found and ensure they are suitable (finance checks & background checks also- completed myself and not outsourced to a large company).
I will complete the Right to Rent checks on all tenants/occupants.
I will draw up appropriate tenancy agreements and manage the signatures/witnesses.
I will lodge the tenant’s deposits with the Deposit Protection Scheme.
I can handle all utilities and council tax change of residency notices/issues.
I will ensure that the relevant services are completed and in date for the property before a tenancy starts. (please see required inspections for more information on what is necessary)
I will ensure the tenants have copies of all the relevant documents.
I will ‘check in’ with the tenant on moving day and provide both the tenant and landlord with a checklist of actions that have been completed.
During Tenancy:
I will deal with all queries and requests from your tenants.
I will manage all essential repairs using approved contractors.
I will complete annual (or biannual as agreed) tenant inspections.
I will complete annual rent reviews and produce any rent increase documents required.
I will of course collect the rent and produce chaser letters if overdue. (Passing the money to yourself via BACS within 2 business days)
I will organise the annual gas service on your behalf.
I will ensure all other required services are within date and I will organise inspections as needed.
If required I will serve notices to quit or notices of eviction.
Between Tenancies:
Re-lettings will be completed as efficiently as possible to ensure that vacancy periods are kept to a minimum.
